Why it's worth doing

The warning signs are usually small.

A drain restriction, a loaded filter, early water staining at a vent — easy to miss until the day it isn't. A planned visit is a better moment to find them than an emergency call.

01 · Catch it early

Flush the drain line and check the pans for the conditions that lead to overflows and ceiling damage.

02 · Check the system

Review electrical parts, coil condition, refrigerant readings and airflow — with the numbers written down.

03 · Plan ahead

Flag visible corrosion at plumbing fixtures and other concerns before they turn into costly damage.

What's included

A full-system check, with priorities in mind.

The $99 visit focuses on condensate safety, cooling performance and visible wear. Here is the actual task list, grouped by system.

Dark staining spreading from a ceiling duct seam — the kind of early sign a maintenance visit catches.

Drain & water safety

  • Flush the condensate drain line
  • Inspect primary and secondary pans
  • Check float switch operation, where installed

Indoor equipment

  • Inspect blower motor and blower wheel
  • Measure blower motor amp draw
  • Check capacitors and indoor contactor, if present
  • Tighten electrical connections
  • Inspect indoor coil; light cleaning if accessible

Refrigerant check

  • Check suction and liquid pressures
  • Measure superheat and subcool, as applicable
  • Look for visible leaks and evaluate charge

Outdoor condensing unit

  • Water-rinse the condenser coil and clear debris
  • Inspect fins; minor straightening if needed
  • Test capacitor and inspect contactor
  • Check voltage and tighten lugs
  • Measure compressor and fan motor amp draw

Performance & airflow

  • Measure supply and return temperature split — Florida reference: 16–22°F
  • Confirm thermostat calibration
  • Verify start-up and shut-down cycles
  • Inspect or replace the filter, as applicable
  • Verify return and supply airflow
  • Inspect accessible duct sections

Property-wide plumbing check

  • Corrosion at sinks and fixtures
  • Rust on shut-off valves and fittings
  • Moisture, staining and slow leaks
  • Deteriorated exposed connections

Visual check of accessible areas only. Hidden pipes and internal conditions are excluded; repairs are quoted separately.

Real work. Real results.

Quoted separately

What the $99 doesn't cover.

We'd rather tell you up front than surprise you on the invoice. These are evaluated during the visit and quoted before any work starts:

  • Deep coil pull-and-clean
  • Duct cleaning
  • Refrigerant leak repairs
  • Major electrical repairs
  • Compressor replacement
  • Hard-start kits and upgrades

Refrigerant is not included in the base service. Any adjustment is confirmed with you before the work is done.

Deep coil cleaning.

A pull-and-clean is recommended only when the coil condition warrants it — and that is decided during the visit, with you looking at it.

Real conditions

What we find on these visits.

Photographs from prior Innova service calls. They show what can go wrong — not a promise that every issue will be found or prevented.

Condenser coil matted with lint and yard debris, choking airflow.

Blocked condenser

The system runs longer, the bill climbs, and the compressor takes the strain.

Dark staining spreading along a ceiling duct seam.

Staining at a vent

A moisture and airflow warning — visible long before the ceiling gives way.

Air handler closet with rotted framing and a rusted pan, rebuilt with a new platform.

Water damage

What a drain restriction turns into when nobody catches it early.
